Dear Town Home Owners:
As you are aware, a special assessment for painting of the Town Homes was approved at the Budget meeting back in December 2012. We are planning to start painting in the fall of 2013 or the spring of 2014. The townhome units will be painted on a schedule with the other associations to obtain the best price and to maintain conformity throughout the community. We realize that the economy remains fragile, so that is why the board is allowing payments for the painting to be spread out over 18 months. Total cost for the townhomes is estimated between $75,000 and $95,000.
You will be receiving a separate coupon book to start making painting assessment payments February 2013 - which includes 18 coupons [$52.00 per coupon = $936 per unit] to cover the cost of the painting. For accounting purposes, these payments need to be paid via a separate check on a monthly or quarterly basis. However, if NO payments are made during the initial three months, late fees will start to accrue on May 1st for each quarter that payments are not received.
Townhome owners who pay all of the assessments in 2013 will receive a $100 credit on your ledger.
